Aren’t you just another boring officer broker?

Kind of (but so much snazzier) - although we’re similar, we’re more like the wizards of the office brokerage world. We’re extremely knowledgeable, sometimes have long beards, and have to shout ‘YOU SHALL NOT PASS’ at pushy building owners and sales people. Whatever type of office space you’re after, we have a wide range of options - and aren’t just limited to one certain type. We know you need choice and flexibility - and that’s exactly what we’ve got on offer.

How quickly can you find me a new office space?

The sooner you start looking, the quicker we can get the wheels in motion. However, in the office brokerage world, the time it takes to find your new office space, depends on what you need and where you need it. Sometimes there can be lots of different things to negotiate - not just price - and these elements can make the process slightly longer to anticipate. We’ll always be up front and honest with you about how long we think things will take and keep you in the loop every step of the way.

What are your fees or how do you make money?

We find you your office space - you don’t pay us a penny. We earn a living through the office provider, so you don’t need to worry about a thing.

If you came back to us directly and asked us to organise a leased space, it would work something like the below.

Leased offices are worked out on a case-by-case basis – but the conversation on where the responsibility to pay our fee would always be done early on to be transparent. There are further variations where you might have a retained agent and we act on their behalf - but that’s when it starts to get really murky! Basically, we would ensure the discussion occurs way before any fee was due to make sure you get the best deal.

What locations do you cover?

We cover the whole of the UK, so we know our Durhams from our Derbies. But if you can’t see a location that you want, please get in touch, as we might have something coming up in the future.

What kinds of office space do you have available?

Absolutely everything and anything. Seriously, even if you’re after renting a garden shed, we can try and make it possible. Someone out there will have what you want on offer and it’s just down to us to find it.

There are lots of options when it comes to office space, from fully-managed to leased, to the truly flexible. Our process makes it simple for you to choose what’s right for you - you might even discover something you weren’t looking for.

What’s included in a serviced or fully-managed office?

Good question - a LOT. It also differs from office to office, but the basics, which are included in a monthly rate, go pretty much like this:

- Rent , business rates, and service charge
- Usually furniture, such as desks and chairs (maybe not foosball tables and bean bags, but you never know...)
- Water rates, energy bills, and even internet access (but you might want to invest in something quicker, dependent on your needs)
- Cleaning and maintenance

You might even get a few bonus features thrown in for good measure, like a receptionist and security, or even an on-site gym (we’d be hoping for a beer fridge to be honest).
